For a simple snapshot, here is what has happened with three-bedroom homes since April 12th:

380 three-bedroom homes listed for sale.
$266,707 average original list price for those new listings, trimmed to reduce outlier noise.
$245,571 average sale price for the 278 three-bedroom homes that closed in the same period.
Those closed homes originally listed for an average of $251,665. That list-to-sale relationship is useful context, but every home still needs its own pricing conversation.
