$268,986 average original list price for those new listings, trimmed to reduce outlier noise.

$246,294 average sale price for the 257 three-bedroom homes that closed in the same period.

Those closed homes originally listed for an average of $254,428. That list-to-sale relationship is useful context, but every home still needs its own pricing conversation.
