$267,678 average original list price for those new listings, trimmed to reduce outlier noise.
$246,588 average sale price for the 281 three-bedroom homes that closed in the same period.
Those closed homes originally listed for an average of $252,536. That list-to-sale relationship is useful context, but every home still needs its own pricing conversation.
