For a simple snapshot, here is what has happened with three-bedroom homes since April 7th:

381 three-bedroom homes listed for sale.
$273,242 average original list price for those new listings, trimmed to reduce outlier noise.
$238,234 average sale price for the 271 three-bedroom homes that closed in the same period.
Those closed homes originally listed for an average of $244,454. That list-to-sale relationship is useful context, but every home still needs its own pricing conversation.
